Real Estate Manager (“REM”) Position Summary :

As we grow our company, we are actively adding a skilled Real Estate Manager supporting our expanding 9-person Real Estate team. The Manager’s primary responsibilities will be identifying, recommending, and qualifying potential real estate properties within assigned territories in support of Spark’s Market Penetration Plan. The REM will report to the Director of Real Estate and will be focused on the greater Philadelphia market. The department is led by a VP of Store Development, who has extensive experience leading the development organization in this region for major brands including QuickChek and Rite Aid.

The express car wash market is the most dynamic multi-unit retail category today, and one of the most vibrant sectors in consumer-focused private equity. This role represents the opportunity to join an emergent brand poised to be a regionally dominant player, while developing under one of the best-known real estate leaders in the region supported by a department with over 175+ years of experience in real estate.

Requirements

Responsibilities:

  • Implement a comprehensive, strategic market plan for a defined territory and achieve bold new store growth goals
  • Build relationships with local landowners / developers to secure best-in-class “A” sites
  • Manages broker network across defined territory for use in conjunction with Company growth
  • Compile and analyze data on the desirability of sites in terms of present and anticipated commercial activity, area demographics, traffic flow, and ease of access
  • Determine site feasibility through a site pro-forma budget in coordination with the Real Estate Committee (REC)
  • Understand potential areas of concerns from local municipalities in the entitlement process
  • Coordinate with key third party vendors (e.g., civil engineer, design architect, attorney) throughout the development process
  • Prepare and present real estate site packages to the Real Estate Committee
  • Conduct site rides with the VP of Store Development, Director of Real Estate, and REC to gain field approval of proposed sites
  • Prepare and negotiate terms of letter of intent (LOI) and work with legal representation to negotiate lease or purchase contract for all approved sites
  • Participate in weekly development department project status meetings
  • Performs other related duties, tasks and responsibilities as required, assigned, and directed

Desired skills, education & experience:

  • Bachelor’s degree preferred
  • 5+ years of Retail Real Estate experience (preferably focused on land development for single-tenant uses)
  • Deep broker, landlord, and developer relationships in Philadelphia
  • Must physically reside in or within 25 miles of Philadelphia
  • Effective collaboration across internal stakeholders, external vendors, and local municipalities
  • Outstanding interpersonal and communication skills
  • Effective lease and contract negotiation skills
  • Ability to work independently
  • Strong analytical and organizational skills
  • Proficiency in Microsoft Office Suite
  • Availability for extensive regional travel

Must have a valid driver's license.

Must be authorized to work in the United States
